"Stragetic Default": Prudence or Irresponsibility?

Mish links to an excellent article on the subject of “strategic default” – a homeowner deliberately letting a house go in to foreclosure once significantly “underwater” on the mortgage (ie, the unpaid mortgage amount is vastly greater than the current market value of the house). I strongly recommend reading the whole thing. Here’s a part I found most interesting:

Before examining why more underwater homeowners are not strategically defaulting, it might be helpful to explore why they should. A textbook premise of economics is that the value of a home, even an owner occupied one, is “the current value of the rent payments that could be earned from renting the property at market prices.”

In other words, when the net cost of buying a home exceeds the net cost of renting, one is better off renting. The equation is not as simple, however, as comparing total mortgage payments to rent payments because home ownership carries certain benefits including tax breaks and the potential for appreciation. Additionally, assuming a non-depreciating market, the portion of the mortgage payment that goes to principle rather than interest will eventually inure to the homeowner at the time of sale…

…As a rule of thumb, a potential homebuyer is generally better off renting when the home price exceeds 15 or 16 times the annual rent for comparable homes.

For example, a homeowner who bought an average home in Miami at the peak would have paid around $355,400. That home would now be worth only $198,00038 and, assuming a 5% down payment, the homeowner would have approximately $132,000 in negative equity. He could save approximately $116,000 by walking away and renting a comparable home. Or, he could stay and take 20 years just to recover lost equity – all the while throwing away $1300 a month in net savings that he could invest elsewhere.

The advantage of walking is even starker for the large percentage of individuals who bought more-expensive-than-average homes in the Miami area – or in any bubble market for that matter – in the last five years. Millions of U.S. homeowners could save hundreds of thousands of dollars by strategically defaulting on their mortgages. Homeowners should be walking away in droves. But they aren’t.

And why not? As the article goes on to note, a lot of people have an ingrained reluctance to default and this reluctance is being played upon by government, banks and “consumer credit” agencies. In other words, while a large corporation (GM, for instance) can default and no one bats an eye (and, indeed, Uncle Sam will come riding to the rescue), average Americans are being pressured in to maintaining valueless investments for the sole purpose of propping up the banks and, by extension, the government.

A large number banks (and perhaps all of them which are heavily in to residential mortgages) are probably insolvent and if the millions of “underwater” people suddenly forced these banks to let the houses go at fire-sale, foreclosure prices, the insolvency of the banks would be revealed in spite of any Fed or Treasury attempts to disguise the de-facto bankruptcy. It is massively in the interests of the banks and the government to keep people in their “underwater” houses even though doing so provides no or very limited benefit to the homeowner (in the form of tax breaks for interest payments).

A friend of mine did the “loan modification” song and dance for 11 months with the bank – and a few days before the foreclosure sale date, this friend received – out of the blue – a loan modification massively reducing the monthly payment (and I mean by more than 40%). Why? Because the homeowner showed that credit score was no longer a concern and that the fear of losing the house and the alleged shame of default were no such thing at all…pressed to the point, the bank would rather not foreclose because then the value of the mortgage on the books would have to be written down to whatever could be obtained in a foreclosure sale (which for Las Vegas is 50% or so less than the mortgage amount).

My friends, we’re being scammed – a massive swindle where banks and government are working us over, trying to get us to be suckers and keep the “underwater” houses at the current payment/mortgage balance. The banks would default in a heartbeat if their debts exceeded their value…but we’re being told to keep up on our debts no matter how low our asset values go down. They are playing it on business terms and asking us to play it on moral terms…but this only works as long as we think we have a moral obligation to pay any and all debts, regardless of changed circumstances.

Do we have such a moral obligation? I’m not enough of a theologian to answer conclusively, but I will say this: The banks lent the money – often with very poor underwriting practices encouraged by the government – on the supposition that the asset values would not just remain constant, but would go up. The people borrowed the money – often more than they could afford but encouraged to plunge by happy tales of never-ending home price increases put out by banks and government – on the same supposition. Well, banks, government and people got it wrong. Perhaps everyone was being greedy. Perhaps everyone was being stupid. But I can’t see how the only people with an absolute moral obligation to absorb loss are the average folks who borrowed the money. Its either everyone has an obligation to pay the price, or no one does.

There is much to be cleaned up in our government and our economy – and our banking system is one of the messier areas. We daren’t just let things go as they are, and I can’t think of any way to force them to reason except by direct, citizen action.

America: In Need of Some De-Programming

Over at Conservative Rainbow, Christopher Budden has some excellent insights:

…Freedom requires personal responsiblity. We have, over the decades, completely absolved our children of any idea that the things they do are their responsibility. Both good and bad. Many of us even suffer from this ourselves to varying degrees. The idea of consequences has been bred out of them by Leftists who can only get their agenda rammed down the throats of freedom loving people by breeding those hard lessons out of society. And I admit…for right now they seem to have done a pretty good job of achieving that very thing. Every kid gets a trophy, losing hurts too much so score is no longer kept because “their are no losers.”

There is a reason for the vehement way in which the Left defends Barack Obama and his actions. People who criticize him are ripping at the curtain behind which the Wizard hides. Your are threatening their Utopia when you break him down under the harsh light of reality and begin taking his actions, lies and true intentions apart piece by piece. It is not unlike an individual being shaken out of the mental constructs built to shield them from a traumatic event by a psychologist.

Many of America’s problems are simply the result of the infringement of this mass psychosis upon us by the Left. They have done it through the schools (high school or college), media, movies, music, books and many other venues.

The solution for getting America back to the beacon of freedom it was meant to be will not be easy; it will take all of us…

Indeed, it will – and that is what I’ve been harping about lately. All of us who love liberty and the ideals of our Founders must come together, bury whatever hatchets we have, and work to save the nation. Once we’ve turned back the socialist tide, then we can return to our regularly scheduled arguments.

Unfortunately, Halloween has been taken over by extreme creepiness – which is why I don’t tend to do much with it, other than pass out some candy to the kids. Its a shame, really – it should be a time when we reflect on those who have passed the test of this life, and how we may do so, as well.

Green Jobs…

…for China:

Clean tech has seen a boost as the U.S. pours government funding into renewable energy, and China looks set to reap much of the benefits. Latest example: a Chinese wind-turbine company has just become the exclusive supplier for one of the largest wind-farm developments in the U.S.

The Shenyang Power Group has signed on to supply 240 of its massive 2.5-megawatt wind turbines to a 36,000-acre development in West Texas. The Wall Street Journal reports that the wind farm is also slated to receive $1.5 billion in financing from the Export-Import Bank of China.

Why is this happening? Because we’re outsourcing our manufacturing plant. Why are we doing this? Because environmental regulation, NIMBYism and corporate idiocy have combined to make it just much easier for everyone (other than the people and the nation, as a whole, of course). When will we stop doing this? When we get rid of the power structure in Washington.

9 More Banks Fail: Total for 2009 is Now 115

And still two months left to go:

10/31/2009-Federal regulators seized 9 banks, most of which were located in the Western US, bringing the total of 2009 failed banks to 115. The FDIC has reportedly closed down California National Bank of Los Angeles as well as eight other smaller banks as the weak economy continues to take its toll on regional banks.

But Obama is on the job…making up fake jobs and working ’round the clock to fool us in to thinking that everything’s swell!

NY-23: Scozzafava Drops Out

With the most recent polls showing a dead heat between Hoffman and Owens, I really don’t know how this will play out:

Republican Dede Scozzafava has suspended her bid in next Tuesday’s NY 23 special election, a huge development that dramatically shakes up the race. She did not endorse either of her two opponents — Conservative party candidate Doug Hoffman or Democrat Bill Owens.

Scozzafava has “probably made her last campaign appearance between now and Election Day,” spokesman Matt Burns told POLITICO. “She’s releasing her support to the two other candidates.”

“I had a discussion with her last night, and we made the decision after I spoke with her. We talked about it, what this came down to was spending. It came down to the ability to defend herself from the get-go. And that’s the reality. She was unable to define herself where the people didn’t know her.”

Will Scozzafava’s support go to Hoffman or Owens? Are her supporters just plain, old “broken glass” Republicans who will just pull the “R” lever no matter what, and are thus more likely to switch to Hoffman? Or, are her supporters RINOs who only vote GOP as long as they can have someone wishy-washy? Only time will tell…

What Will Israel Do?

Excellent article in the WSJ about Israel’s increasing acceptance of the need for some sort of decisive action against Iran. Reading it, I got this question in my head: would Israel use nuclear weapons in a first strike?

Keep in mind that in 1967, Israel struck first at those who were gathering to strike Israel. It was a defensive war, but it opened with an Israeli offensive. And it was good that Israel took the step – the enemy wasn’t ready, got severely knocked off balance and the resultant Israeli land captures provided the tactical cushion Israel needed when the enemy tried again in 1973. The trouble is that with Iran, there is not much that conventional Israeli forces can do.

To be sure, the IDF can strike some mighty hard blows at both Iran’s nuclear program and Iran’s ability to hit Israel. But it can’t eliminate the threat, not hit hard enough to convince the Iranian leadership to give up the quest for Israel’s destruction. But the stakes are just as high as they were in 1967 – what is gathering is an existential threat to Israel’s existence. What is gathering is the threat of a second Holocaust.

Two or three nuclear weapons exploded over Israel at the right altitude would pretty much destroy the whole nation (its a very tiny place) and leave the survivors defenseless against Islamist incursions from Lebanon, Syria and Gaza. And don’t think that Israel can just settle down to a mini-Cold War of Mutually Assured Destruction…the leaders of Iran are not rational beings as the leaders of the old USSR were. We could rely upon the Soviets to want to survive – Israel can rely on no such thing from the Iranian leadership.

It could be decided that the only way to be sure is by the nuclear destruction of not just the nuke sites, but of Tehran and Qum as well – taking out the civil, religious and military leadership of Iran at a blow, while also destroying the nuclear program which is the ultimate threat.

Impossible? If our nation’s life was faced with utter destruction at the hands of an irrational, hate-filled enemy and our only means were nuclear, what would you do?
